A lot of plumbing trouble in this corridor is not a dripping faucet. It is a warm patch on terrazzo, a tank that failed in a closet, or a stack in a 1970s condo nobody can reach without the association. SoFlo Plumbing Co. is a residential and commercial plumbing company for that work across Miami-Dade, Broward, and Palm Beach County.
Call (954) 738-8193 or email service@sofloplumbingco.com. We pick up seven days. Overnight is for a line that is actively dumping water, a burst, a sewage backup, a heater flooding a closet.
Concrete, CBS, and the hiss when every fixture is off
CBS and slab-on-grade construction is ordinary here. Supply lines get poured in or run under the floor. Copper pinholes, tired polybutylene, and old galvanized steel do not leave a neat puddle under the sink. You get a warm spot, a water bill that jumped, a hiss with everything shut, or flooring that starts to cup.
That is slab leak work. We locate first, electronic listening and pressure tests, instead of opening a whole living room on a guess. Sometimes the honest fix is a short reroute. Sometimes the rest of the system is the same vintage as the leak, and a whole-house repipe in PEX or copper is cheaper than the fourth patch. We will say which it is before we start cutting. We see that constantly in Miami and Fort Lauderdale.
Heaters that age out faster in this water
South Florida water is mineral-heavy. Sediment stacks in the tank. Anodes get eaten. Elements burn out. If the tank itself is leaking, that is replacement, not a hopeful weld. If it is an element, thermostat, or valve on a younger heater, repair is usually the right money.
We work tank and tankless. Tankless is not automatically smarter, it can need gas or electrical capacity the house does not have. We walk the tradeoff on the repair-or-replace page and quote both paths when it is not obvious. Same-day tank swaps are common when the unit is a standard size and the shutoffs cooperate.
Stacked bathrooms, HOA closets, and the access problem
A large share of the residential calls are condos and townhomes, not just single-family CBS. Water heaters sit in interior closets with no real air. Drain stacks are shared. You cannot “just swap the tank” if the pan, T&P discharge, or condensate is wrong for the building. Associations have hours, shutoff rules, and insurance questions; we work inside those.
Commercial jobs get the same attitude: restaurants, retail, offices, and the buildings property managers actually get calls about at 6 p.m. on a Saturday, grease lines, backups, fixture batteries, and the pipe the last remodel buried in a chase.
When the pipe will not wait for daylight
A burst, a sewage overflow, or a heater dumping into finished space is a clock. Shut the main if you can do it safely. Move what you can off the wet floor. Then call (954) 738-8193. Emergency plumbing covers nights, weekends, and holidays. After-hours work costs more than a Tuesday morning visit; we tell you that before we roll.
If another listing says SoFlo Plumbing, look at the phone
“SoFlo Plumbing” is used by more than one business in Florida. This company is SoFlo Plumbing Co. The number that belongs on your quote and invoice is (954) 738-8193. If an ad, voicemail, or website shows a different phone, it is a different company. Match the full name and this number.
Miami-Dade stacks, Broward slabs, Palm Beach runs
Miami-Dade is a lot of older condos and high-rises, stacked bathrooms, interior heater closets, building shutoffs. Broward is CBS and slab-on-grade, which is where the warm-floor calls live. Palm Beach still has those problems, plus longer runs and more fixtures in larger houses. We take the work in all three counties.
For a sense of what jobs run, typical South Florida plumbing prices live on the cost page. Those are ranges, not your invoice. The number you approve is the number for your access and materials.
